We are pleased to announce that the City of York Council has approved our planning application to build 5 much needed affordable homes on Hawthorn Terrace South in New Earswick.
These new homes will help to address local housing needs, offering two bedroom homes ideal for couples and small families. The plans include 3 homes for social rent, and 2 homes through the Joseph Rowntree Housing Trust (JRHT) Shared Ownership Programme, which helps residents to part own their home while renting the remainder from JRHT.
York faces a severe shortage of affordable homes, made worse by rising house prices and rents. The approval of these plans is welcome news, particularly for the 1,200 households currently on the City of York’s Council housing register.

The new homes will be built on a former garage site owned by JRHT on Hawthorn Terrace South. Each home will feature allocated parking, a private garden and direct access from Hawthorn Terrace South.
Designed to high energy efficiency standards, these homes will be cost effective to heat and run, making them more affordable for residents. The development will also enhance local biodiversity with the creation of a community orchard featuring a variety of fruit trees. Construction is expected to begin in 2026. Ahead of this, a comprehensive traffic management plan will be put in place to minimise disruption to neighbouring residents and businesses.
These homes are part of JRHT’s wider plans to increase affordable housing in New Earswick and other areas within Yorkshire and the North East.
