Construction has begun on 10 affordable homes at Sturdee Grove in York, marking an exciting milestone in the Joseph Rowntree Housing Trust development programme to address the growing need for affordable homes in the area.
To celebrate the start of this project, colleagues from Joseph Rowntree Housing Trust (JRHT), residents, local councillor Ben Burton and team members at RH Fullwood (contractor who is building the homes) gathered on-site.
The new homes, designed with inclusivity in mind, will consist of 10 one-bedroom apartments tailored for residents aged over 55 or those living with a disability. These homes will be available for rent or through Shared Ownership, enabling residents to buy a portion of their home while renting the remainder.

Listening to residents has been central to shaping the plans for these homes. During the pre-planning consultation, residents raised concerns that the existing communal lounge might not be large enough for the growing community.
In response, JRHT secured planning permission to extend the lounge, ensuring it will be a welcoming space for all residents. Work on the extension is set to begin in May.
Nicky Smith, Assistant Construction Project Manager at JRHT, shared her enthusiasm for the project: “We’re thrilled to begin work on these much-needed affordable homes at Sturdee Grove. By extending the communal lounge, we’ve responded to residents’ feedback to ensure the space meets their needs. The development reflects our commitment to creating inclusive, supportive communities, and we look forward to welcoming new residents later this year.”
RH Fullwood, a family-run business with a strong reputation for quality and community-focused construction, is delivering the project.

This project is another step towards JRHT’s achieving its aim to provide 1,000 new and affordable homes, reinforcing its mission to create vibrant and inclusive communities. The new homes and the extension to the communal lounge are expected to be completed by the end of the year.
